You can change from the "Direct-to-Buyer" to the "MLS-for-Less" marketing programs at any time at no extra cost.
"DIRECT-TO-BUYER" Program is a flat fee of starting at $1,995 for properties of $100,000 or less and increasing $1,000 for each $100,000 of value, for instance homes listed between $201,000 and $300,000 is a fee of only $3,995. This includes sign, lock-box, brochure, weekly advertising, listing the home on the Internet, and showings. Plus, we take all calls, handle all paperwork, attend to all closings, details, and more — everything you should expect from any REALTOR. The only difference is that your home is not listed in MLS; our marketing is directed to the buyers.
PAPERWORK ONLY for the "For Sale By Owner." You pay $995 for us to prepare the contract and work with you through the closing.
"MLS-FOR-LESS" Program provides for a discounted commission when your home is listed in the MLS (Multiple List)in which we receive our same flat fee as in the Direct-to-Buyer program and a commission is offered to other real estate agents. Regardless, we receive only our fee; a "co-op" commission is paid to another real estate agent, our fee is the same whether or not another real estate agent is being paid.
