Once you’ve entered into an agreement with a qualified buyer, the final step in the selling process is the closing. Those required to be present at closing can vary depending on what state you live in.

Typically, the seller, the buyer and their agents are present. In addition, a closing agent who works for the title company or lender is usually present along with a representative from the lender and the title company. Either or both parties may also choose to have an attorney present.

Prior to Closing Day

As the seller, you want to ensure that you are prepared for closing.  Here’s a checklist of some items to keep in mind prior to closing day:

  • Request a payoff statement for each lien or encumbrance that currently exists on the property. Other liens or encumbrances may turn up when the title search is conducted, which must be addressed prior to, or at closing.
  • Attend the walk-through before the closing.  Most states allow or require a final walk-through within 24 hours prior to the closing.  This gives the buyer one last chance to view the property and make sure that agreed upon repairs are completed.
  • Gather warranty and instruction books for heating, cooling, and plumbing systems and for appliances that will stay with the house – Leave them for the new owner.
  • Notify your utility companies of a final service date and bring final bill to show that all services have been turned off and/or transferred.
  • Bring your copies of all important documents to the closing, including:  sales contract, appraisal, title search, inspection report and disclosures.

On Closing Day

The day your home closes is the day your deed is sent to be filed at the county courthouse. You and the buyer will sign a stack of closing documents. All bills will be paid, such as mortgage payoffs, agent commissions, down payments, etc. Once all papers are signed and funds are disbursed, the keys are handed over to the new owner.
